6-property portfolio, landlord gas certificates
Annual CP12 certificates for a 6-property buy-to-let portfolio. All boilers checked, certificates issued and emailed the same evening.
One of our regular landlord clients has a six-property buy-to-let portfolio across Cromford and Wirksworth. Every year we work through the lot in two days — boiler service plus CP12 landlord gas safety certificate per property, scheduled around tenants who all need at least 24 hours' notice.
Day one: three properties in the morning, two in the afternoon. Each visit is a full gas check — boiler operating pressures, flue integrity, ventilation, gas tightness, all safety devices tested. Photos taken of every boiler nameplate and meter reading for the audit trail.
The interesting one was property four. The boiler had a loose burner cover that had been failing the safety device tests — left alone it would've been a straight fail and a re-book. Instead I stripped the cover, fitted a fresh seal and gasket from the van, retested clean, and issued the cert on the day. Saved the landlord a second visit and a week of non-compliance.
Day two: the remaining property in the afternoon (tenant on shifts, needed an evening slot), all six certificates emailed to the landlord as PDFs that evening. CP12 records filed with our compliance log; Gas Safe registry updated automatically.
